Phase 1: Program & Design
This phase is a very difficult one to assess due to the very personal
likes and dislikes of each individual. The original consultation will have
brought up some spatial and cosmetic requirements. We then implement those
ideas to a functional, cosmetically appealing and cost efficient design.
A series of meetings, telephone and email conversations will incur
while we tidy-up the design. In
some cases the design is approved very quickly, in other cases it may take a
few attempts before achieving the perfect design for you. Pricing for this phase would be
discussed in person and based on an hourly rate package.
Phase 2: Construction Documents:
The working drawings are $1.75 per square foot +
Hst.
This fee is directly related to the
complexity of the project and the amount of detail required to efficiently
construct the building. It includes
the coordination with other consultants such as Structural, Civil,
Mechanical, Electrical, Septic, etc. If
requested, we can procure quotes from the specific consultants and hire
them. In return, the specific
consultants would invoice Custom CADD and we would in return add the invoice
amount to our disbursements.
Copies of the said invoices would be provided for your records.
Phase 3: Submissions:
This portion is completely
optional. In many cases, a client might want us to organize and make
all the different authority submissions, for example, environmental
authorities, minor variances, municipal permit submissions, etc. This
stage would be invoiced monthly based on an hourly rate
plus kilometres. Other expenses such as
application and permit fees would be itemized and added as disbursements.
Phase 4: Site Visits:
This portion is also optional.
A client might want us to consult and inspect the construction at
different stages to minimize errors in interpretation.
This stage would be invoiced monthly based on an hourly rate
plus kilometres.
A minimum of 3hrs is to be billed for each site visit.
