Our Process - Addition and Alterations


Step 1: The Design process Starts With Your Ideas

         The Wishlist:

                 - Family Room Addition?
                 - Improve The Exterior's Character?
                 - New Construction?
                 - Open Concept Living?

         Our First Meeting:

         An in our office or an in-your-home initial consultation

                 - Your Vision
                 - By-Laws & Process
                 - Rough Sketches and Brainstorming
                 - Feasibility of Budget

         Renovating Your House?:

         Accurate existing condition drawings, lots of pictures and
         analysis of the building are necessary for a successful project.


Step 2: Preliminary Design

Further Development of drawings and 3D modeling.  More time is spent on studying details, materials, proportions, interior layout much more.

During this process, in the event that the project is a renovation, the client has to take time in considering the pros and cons of this approach.  They will have to way the options carefully and decide on going ahead, postponing, selling and moving, build new or even chose to do nothing.


Step 3: Construction Documents

Your Builder needs as much detailed information as possible to coordinate the construction process efficiently.  Organization,  scheduling, cost control & quality are better kept under the builder's control when he is given quality construction documents to work with.

As well as benefiting the builder, accurate and well thought out construction documents make life easier on all others involved such as structural, mechanical, electrical & civil engineering  consultants.


Step 4: Contractor Selection & Building Permits

These 2 tasks can be occurring simultaneously.  Once constructiondrawings are complete, a building permit application is submitted, this can be done by the client or ourselves as per the original agreement.  This can take 2-4 weeks for the Building Department to process.  In the meantime, selected builders can be preparing proposals for your project.

Step 5: Construction

With Permit in hand and a builder selected, construction can now begin.  Whether it's a new build or transforming the old into the new your project is now becoming reality.  Expect a few bumps along the way.  Just remember that the better prepared you are, the smoother the ride will be.  We remain involved throughout the construction phase collaborating with the builder to ensure the best possible result.
