How are your fees determined?
Every design is different and for that reason, each project is quoted on its own merits. Please contact us and we will be happy to discuss your project in more detail and address any questions you have about the design process, timeline and fees.
Do you build?
We focus mainly on the design aspect of your project. Our expertise lies in designing functional and cosmetically appealing family homes. We produce meticulously planned drawings that will make even the best of builders more efficient during the building process.
We have a list of preferred and trusted builders and we are happy to refer them to you. They will provide the same level of quality, attention to detail and customer service as we did throughout the design process.
Do you sell plans?
All of our designs are custom and developed to suit the family’s specific needs. Careful consideration is dedicated to sight lines, sun exposure, lot configuration, zoning by-laws; elements that are unique to your property. Designing the home of your dreams is a very personal thing and for that reason, we feel that the result should be “one of a kind”. We believe that the client deserves a certain level loyalty, considering the monetary and time investment made to their project, by not selling their designs.
How long does the process take?
The design process, on average, from initial consultation to permit in hand, takes roughly 4 months. This accounts for 1 month design (dependent on the timeliness of the client’s feedback), 1 month for the production of the construction documents, 1 month for outside consultants and 1 month at the municipality.
Will you meet at my house?
The initial consultation is preferably held in our office. During this meeting, we will discuss the design direction, wish list and budget for your project. Most importantly, this is a chance for you to get to know us and ask the questions that will help you decide if we are the right design firm for your project.
Once you’ve met with us and have committed to move forward, if a site visit is required, it would be scheduled at that time.
Will you make permit submissions on my behalf?
Although most clients opt to submit their own permit applications, we can submit on your behalf. It will require that you sign an letter of agent and we will in turn take care of the rest. This option is offered a our standard hourly rates and additional to the design fee package.
Do you specify materials?
Our designs focus on space planning, material transitions and overall cosmetic geometry. We specify generic materials but not specific manufacturers. In order to keep the design fees reasonable and shorten the process, we do not provide material specifications in house. We do however; have a list of preferred interior design firms that we work with and would be happy to recommend them to you.
