Step 2: Preliminary Design
During the initial stages, preliminary floor plans will be provided and various changes may be needed before proceeding toward the exterior design. Upon approval of the plan, rough three dimensional exterior drawings would be provided to demonstrate the cosmetic direction proposed. Further development of the exterior drawings would follow and a final design product would be submitted. The final design must be approved prior to proceeding to construction documents.
Step 3: Construction Documents
Your Builder needs as much detailed information as possible to coordinate the construction process efficiently. Organization, scheduling, cost control & quality are better kept under the builder’s control when he is given quality construction documents to work with.
As well as benefiting the builder, accurate and well thought out construction documents make life easier on all others involved such as structural, mechanical, electrical & civil engineering consultants.
Step 4: Contractor Selection & Building Permits
These 2 tasks can be occurring simultaneously. Once construction drawings are complete, a building permit application is submitted, this can be done by the client or ourselves as per the original agreement. This can take 2-4 weeks for the Building Department to process. In the meantime, selected builders can be preparing proposals for your project.
Step 5: Construction
With Permit in hand and a builder selected, construction can now begin. Your new build is now becoming reality. Expect a few bumps along the way. Just remember that the better prepared you are, the smoother the ride will be. We remain involved throughout the construction phase collaborating with the builder to ensure the best possible result.

A site visit needs to be scheduled in order to investigate the feasibility of the proposed renovation. Once on site, the building will be sketched and measured in order to reproduce the existing structure. The Accurate existing condition drawings, lots of pictures and analysis of the building are necessary for a successful project.
